The Huntley Street Project
In April of 2016, Fife House reached an agreement in principle with Casey House to assume their original premises at 9 Huntley St., which they will no longer require when they move into their new building (Spring, 2017).
Long term homeless people need housing options that will reconnect them to the larger community, reducing their levels of isolation. The challenge is to create a living environment that promotes health stabilization and reconnections to primary care creating a pathway to supportive or independent housing, leading to a better quality of life. The opportunity exists to secure the building on a long term lease and create 20 new units of transitional supportive housing for homeless people living with HIV/AIDS. All of the residents will be drawn from the Toronto shelter system where some have been for as long as eight years, because there are no options for them to break this cycle.
This will entail construction of partition walls and doors to reconfigure the existing footprint to create an additional 8 residential rooms, increasing the number to 20. The existing 12 hospital rooms will need to be reconfigured and renovated for residential use. This will include millwork, flooring, new wiring, duct work and plumbing, providing a kitchenette in each unit. All units will have accessibility features with two units wheelchair accessible. The existing structure contains only two full bathrooms for bathing or showering. This will require the addition of 13 full bathrooms and renovation of the existing ones with the installation of sinks, toilets and showers. All bathrooms will have accessibility and barrier free features. Total cost of the entire renovation is $1,673,000.00
Cost for resident unit renovations: $300,000!
With 20 rooms to renovate/create that is an average cost of $15,000 per room, including new walls, doors and flooring. All rooms will be equipped with cabinetry that houses a small fridge, microwave and sink as well as clothing storage. Rooms will have either private or semi-private bathrooms.
